Cardinal Ritter Senior Services has a job opening for a full-time Assistant to Director of Property Maintenance. This position is located at 7601 Watson Rd, St. Louis, MO 63119. DUTIES & RESPONSIBILITIES:
1. Assist the Director of Property Maintenance in all tasks. Provides technical expertise and assists job execution to all in the maintenance department
2. Oversees the Safety Committees and Disaster-Emergency Manual protocol
3. Ensures proper documentation of journals, logs, and records of inspections and repair work conducted.
4. Makes inspections, and ensures adherence to casualty control systems of the Agency.
5. Develops and evaluates operating policies and procedures including budget preparation
6. Supervises, coordinates and oversees maintenance projects for equipment and building repairs or replacement.
7. Develops and implements property condition assessments and periodic maintenance reports.
8. Oversee and maintains an inventory of equipment, materials, and supplies, companywide.
9. Determines priorities of preventive maintenance work requisitions and oversees new installations for the Agency.
10. Assists with 24 hour on-call services.
11. Trains, supervises and directs department personnel and property maintenance supervisors in the safe and proper use of all equipment, hand tools, and disaster preparedness.
12. Obtains bids and makes routine purchases as outlined in Budgeting and Purchasing.
13. Works in coordination with Housing Directors and Building Administrators.
14. Prepares bid specifications, seeks project bids and works with all vendors (maintaining good rapport) to ensure they provide us with the best services and prices possible.
15. Ascertains if maintenance/custodial staff performs their tasks appropriately, in a professional manner. Assists with annual staff performance appraisals.
16. Assists in the supervision of Maintenance Supervisors and ensures all staff follows HR Policies and Procedures.
17. Oversee outside contractor repairs for all facilities IE: roofs, HVAC, plumbing and electrical work. Includes quote requests, project planning and oversee task completion.
18. Other duties as assigned.

KNOWLEDGE & EXPERIENCE REQUIREMENTS:
1. Background in maintenance safety protocols, preventive maintenance planning, disaster recovery and property condition assessments for Capital Budgets.
2. 10 years in overseeing maintenance supervision, 10 years in project management overseeing construction personnel, or engineering degree with 5 years’ experience in facility maintenance.
3. Extensive knowledge of building maintenance and construction with the ability to plan and organize the repair or preventive maintenance needed.
4. Hands on experience with preventive maintenance inspection requirements for building systems.

SKILLS & ATTITUDES REQUIRED FOR SUCCESS IN JOB:
1. Hands-on maintenance skills to oversee the maintenance supervisors in a multi-campus Senior Adult Community that consists of independent senior adult apartments, assisted living units and skilled nursing communities
2. Good communication skills who can fix the problem, prioritize the task and teach others to diagnose the problem and repair it.
3. Needs to be able to work with Building Managers to maintain the facilities and oversee inspection protocol for building systems, i.e. elevators, fire systems, boilers.
