Position Description: 

Cardinal Ritter Senior Services has a job opening for a full-time Apartment Maintenance Supervisor to provide extensive preventive and continuing maintenance and custodial care at Pope John Paul HUD Apartment building. This position is located at 6325 Waterways Drive, St. Louis, MO 63033. DUTIES & RESPONSIBILITIES:
1. Daily inspect building(s) and grounds, inside and outside, to determine need for repairs and clean up.
2. Performs a wide variety of building and equipment repair and maintenance work, including apartment turnovers, painting, drywall repairs, electrical repairs, equipment testing and maintenance, plumbing, carpentry, etc.
3. Keep time and material records of all Work Orders.
4. Assist Maintenance Department in overseeing and or escorting outside contractors.
5. Maintain equipment for snow removal and other lawn maintenance.
6. Maintain all walkways and drives clear of any debris or obstruction, including snow removal and de-icing.
7. Perform cleaning and servicing of HVAC units. Regularly inspect and clean filters for the HVAC units in the apartments and common areas.
8. Help maintain flowerbeds, bushes, grass, etc… keeping them trimmed and clear of weed and debris.
9. Respond to requests from Management including issues with safety and security.
10. Respond immediately to all emergencies.
11. Maintain CRSS cell phone, charged and available for emergency response at all times.
12. Must keep an ongoing parts and equipment inventory and clean shop.
13. Complete a bi annual quality project and report to the quality committee annually.
14. Responsible for ensuring staff follows HR Policies and Procedures.
15. Other duties as assigned.

KNOWLEDGE & EXPERIENCE REQUIREMENTS:
1. Some experience in skilled trades, such as plumbing, electrical, painting or carpentry fields.
2. Knowledge of acceptable trade practices and building standards.
3. The ability to understand and follow directions.
4. The ability to prioritize.
5. The ability to obtain a refrigerant recovery certification.
